Finding the Unique Selling Point for your Holiday Let

Identify the features which sets your holiday home apart from the rest

There are so many things to think about when preparing your holiday cottage for letting and in a fantastic holiday destination such as Pembrokeshire, it’s important to find something which sets your property apart from the rest.

After all, everyone is looking for that special something which they can boast about to their friends and family when they return home. So what makes your property brag-worthy? What are your guests going to gush about to their loved ones for years to come?

Location

For some cottages, the unique selling point will be the location and understandably so. Magnificent sea views and a beachside setting, or a secluded hideaway where you don’t see another soul for the week – both are someone’s idea of a perfect holiday. Whatever you think is special about your location, do whatever you can to capitalise on that as the more your guests can bask in its glorious location, the more memorable your holiday cottage will be.

Open up the interiors with large picture windows, bi-fold doors, floor to ceiling windows; the possibilities are endless. Juliette balconies can create a special atmosphere in a bedroom with incredible sea views whilst outdoor entertainment areas might be an idea if your garden boasts the best views of the property. If the first floor offers better views than the ground floor, perhaps its worth considering turning your holiday home into an upside-down house?

Play Up Your Heritage

Wales is a country steeped in history with castles in abounds and heritage sites in abundance, and thus Pembrokeshire has a fascinating past-life to share. Once home to royalty like Henry VII, saints such as Saint David (Patron Saint of Wales) and mythical legends like King Arthur and Merlin, it’s no wonder that history buffs flock here in their droves.

So, if your holiday let has any sliver of intriguing history, it’s definitely worth sharing. Many of our guests adore the traditional stone cottages which once housed fishermen and coal miners who brought the thriving export trade to life here, so playing up to that heritage with souvenirs of old fishing tools can be ideal trinkets to decorate the shelves. You needn’t go overboard, but simply little touches like this can be of particular interest to some.

Restoring original features is always a great seller; think A-frame beams, exposed stone walls and slate flooring are always fantastic for creating a wonderfully cosy home from home ambience.

Become Dog Friendly

Time and time again we have discussions with our owners as to whether or not to go dog friendly. It's something we’re advocates of, being a team of dog owners ourselves, but we understand that it may not be for everyone.

That said, it’s definitely worth taking the time to weigh up the pros and cons for your own holiday let. We welcome over 4,000 dogs to our holiday cottages in Pembrokeshire every single year. It’s a search term that always results in high demand.

Think Sustainable

Recent years has seen an upsurge in demand and interest for sustainable accommodation which is only likely to continue increasing in future years. We are seeing more and more travellers looking for “greener” accommodation so it's worth taking this into consideration when buying and renovating your holiday let.

Energy-efficient heating, great insulation and electric car charging points are a few of the more standard features green travellers are looking for but you’ll find an increasing number of more creative elements are being brought in nowadays. Some of our eco-conscious properties boast wildflower gardens providing extra habitats for wildlife, freshwater swimming pools using recycled rainwater and wood-fired hot tubs as an alternative to electric.

Extra Selling Points to Consider

Hot Tubs

Hot tubs are the epitome of luxurious escapes so adding one to your holiday let is always worth considering. A holiday cottage with a hot tub in Pembrokeshire guarantees a relaxing and rejuvenating getaway.

Woodburning Stove

Wood burners are a fantastic feature all year round, there’s just something cosy and soothing about a roaring fire. A woodburning stove or open fire results in a warming atmosphere ideal on summer nights as well as winter eves.

Lockable Storage

Lockable storage is a huge bonus for some adventurers as they need somewhere to store their big bulky belongings during their stay. Having somewhere safe to store items like bicycles, kayaks, surfboards and more can be a game-changer for explorers planning to bring along such items.

Outdoor Shower

In much the same way that lockable storage provides a convenient solution for guests, so can an outdoor shower. Beach lovers can use it to wash away the sand from their toes before entering the cottage whilst watersports enthusiasts will no doubt welcome the chance to rinse all the seawater from their wetsuit after their morning surf.

And of course, dog owners will rejoice! Especially if their pup is one who can’t resist a muddy puddle or two! A quick hose down of the dog to wash off sticky mud, sand and grass is ideal before venturing indoors.

Games Rooms

Maybe you have a spare room or a garage you can convert to a games room? Kit it out with table tennis or a pool table and darts board, before you know it your guests can be arranging their own family championships.
